Summary: This position is responsible for managing all aspects of the banks Other Real Estate portfolio, including facilitating legal processes for acquisition of properties, maintenance and liquidation, and operational support duties. Perform a variety of un-skilled to semi-skilled maintenance tasks including inspection, repair, and general upkeep of the various properties.
ESSENTIAL JOB FUNCTIONS:
Facilitate sales of ORE properties, to include showing properties to potential buyers, designing newspaper and internet ads to advertise properties, staging properties as needed, conducting open houses and communicating with realtors.
Negotiate listing agreements, offers and counter offers for sales, contracts, and closings, etc.
Identify value of ORE properties by researching comparable sales, obtaining property appraisals and/or realtor sales analysis.
Secure and prepare condition reports for newly acquired properties, identifying any repairs or maintenance and upkeep needed, and inspect on a regular basis.
Responsible for maintenance of property and grounds, which may include general cleanup, debris removal, painting, basic plumbing, electrical repairs, minor carpentry, pest control, mowing, tree and shrub trimming, etc.
Identify utility companies servicing properties; set up and redirect billing and or any communication to the bank, ensure invoices are received and paid timely.
Ensure adequate insurance coverage is maintained on ORE properties and file claims as necessary.
Identify properties with rent potential and make them ready for rent; show and collect rent applications for review, facilitate lease agreements, collect monthly rent, repair and inspect rented properties.
Facilitate legal process for initial acquisition of ORE properties, which may include forwarding loan information to attorneys and following up on status.
Prepare reports, credit memos, and detailed documentation for audits, management, and board meetings including, ORE property listings, accounting of sales and acquisitions, expenses, and marketing activity.
Must be able to meet attendance and punctuality standards.
Follow the directions of supervisor.
Effectively work and cooperate with supervisors, co-workers and customers.
ADDITIONAL
Responsibilities:
Assist with repossession and liquidation of personal property collateral.
Assist with borrower collection activity, including attendance at small claims court.
Perform other duties and projects as required by management.
MINIMUM QUALIFICATIONS FOR CONSIDERATION:
High school diploma is required.
Must have a valid drivers license and good driving record.
Previous sales experience helpful.
Previous maintenance experience helpful; basic knowledge of HVAC, plumbing, and electrical systems a plus.
KNOWLEDGE, SKILLS, AND ABILITIES:
Ability to use computer with skills in Word Processing, Excel, E-mail and Internet
Ability to perform intermediate arithmetic.
Ability to perform manual labor.
Ability to communicate effectively in writing and verbally.
Ability to follow oral and written instruction.
Strong organizational and time management skills.
Demonstrate dependability through good attendance and adherence to timelines and schedules.
Strong follow through on projects and deliverables.
Strong analytical and problem-solving skills.
Must be able to work independently and efficiently without direct supervision.
PHYSICAL REQUIREMENTS
This work requires the following physical activities:
Sitting or standing for long periods of time; occasional bending, squatting, kneeling, stooping; good finger dexterity and feeling; frequent repetitive motions; talking, hearing, and visual acuity.
Frequent lifting (up to 100 pounds).
Climb ladders
